How stamp duty works in NSW

In NSW, "stamp duty" is officially called transfer duty. It's a one-off tax you pay when you buy a property or land, charged on the dutiable value (usually the purchase price or market value, whichever is higher). It's normally payable within 3 months of exchanging contracts, and your conveyancer usually arranges it at settlement.

Eligible first home buyers pay no transfer duty on a home up to $800,000, and a reduced rate between $800,000 and $1,000,000. Vacant land is exempt up to $350,000.

When do I pay stamp duty in NSW?

Is there extra stamp duty for foreign buyers?
